Large west bank apartment community is seeking an experienced Assistant Property Manager who is passionate about our people and the resident experience. The ideal candidate will be a self-starter with excellent administrative and customer service skills, strong effective communication skills, above and beyond organizational and time management, and an eye for detail. To ensure success, APM should display strong problem solving and decision-making skills with a solid understanding of building maintenance, repairs, and property management.The APM works with the Property Manager and provides leadership to the maintenance supervisory team members and provides management and oversight of on-site staff in Property Manager’s absence.The APM will continue to build a strong team with common goals and objectives and will do so by working diligently to recruit and support high quality maintenance staff to meet the current and future needs of the properties.What you’ll be doing: Establish and maintain relationships with team members, residents, and vendors, in collaboration with management.Lead and develop direct reports. Ensure that they feel supported, aligned, and engaged in their role and connected to the greater team and Company.Coordinate daily with the Property Manager on overall maintenance and capital improvement projects.Meet with residential tenants as the need arises.Conduct regular inspections and follow up of property and grounds to ensure attractive appearance.Prepare monthly maintenance schedules.Facilitate collaboration between team leaders and establish strategies to meet workload demands on time.Ensure that all team leaders and team members are following all policies and proceduresComply with all health and safety regulations and practices on site.Complete regular performance reviews and other performance coaching tools. Recommend compensation changes for maintenance staff. Address performance issues, including termination when necessary, in coordination with the Team Leaders and the Property Manager.Ensure employee safety and report any injuries or issues to the proper department.Assist in the development of a maintenance budget for properties. Approve maintenance expenditures within limits set by manager.Consult with team leaders on matters related to maintenance expenditures.Bid projects and seasonal contracts.Identify and seek out opportunities to add value to the property, the resident and team member experience.Skills, Experience, and Qualifications Required: 2 years of experience as an Assistant Property Manager or similar role for Multifamily communitymaintenance management: 1 year (Preferred)Experience leading and developing a team is required.Bachelor’s degree preferred. A concentration in business administration or real estate is preferred.Great time management skills.Technically savvy with the ability to learn our property management software.
